Emergency Response
Maintenance problems don't always happen during business hours. We provide an after-hours point of contact for maintenance emergencies and coordinate the appropriate response.
Professional Repair Coordination
We determine the appropriate next step and coordinate the repair — using Sentinel Home Repair, independent qualified contractors, or licensed specialty contractors when required. You don't have to find the contractor, make the call, coordinate access, or chase down the invoice.
Owner Approval Management
You remain in control. You establish an authorization threshold and we'll handle routine repairs within that limit without bothering you every time. For larger repairs, we'll contact you with the information you need to make the decision.
Documentation
You'll have a record of what happened — description of the issue, recommended solution, repair cost, photos when appropriate, completion documentation, and contractor invoice.

Sentinel does not provide legal advice, decide whether to commence an eviction, prepare legal pleadings independently, negotiate legal settlements, represent Owner as legal counsel, or guarantee any legal outcome. Legal counsel, filing fees, service costs, constable or sheriff costs, court costs, locksmith charges, storage costs, and other third-party expenses are Owner's responsibility.
2Sentinel will proactively track, coordinate, document, and simplify the owner's operational obligations—while the owner keeps major legal, tax, financing, insurance, and investment decisions. Owner bills Sentinel will pay include utilities, taxes, insurance, lawncare services, etc.

One-Time Setup
$99 per property
This covers initial property setup, tenant/contact information, access instructions, emergency contacts, owner preferences, authorization limits, and maintenance profile creation. 6-month initial contract length transitioning to a month-to-month renewal cycle.
Repairs Are Separate
The $69 monthly fee covers maintenance coordination, not the cost of the repair itself. Time & material costs are billed separately to the property owner.
